But if you&#8217;re exploring your options in Northwest Ohio, Oregon is another community worth considering.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Located just east of Toledo in Lucas County, Oregon gives residents convenient access to the city while putting them close to Lake Erie, Maumee Bay, and some of the outdoor spaces that make this part of Northwest Ohio unique.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I&#8217;ve worked with buyers with all kinds of priorities, and that&#8217;s why I always encourage people to look beyond the house itself. Where you live can be just as important as what you buy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>What Makes Oregon Different?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Location is one of Oregon&#8217;s defining features.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Residents have convenient access to Toledo for work, entertainment, healthcare, and other amenities while remaining close to destinations like Maumee Bay State Park and the Lake Erie shoreline.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Buyers may also find a mix of established residential neighborhoods and properties with a little more space than they might encounter in denser parts of Toledo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you&#8217;re comparing communities, I&#8217;d suggest actually spending some time in Oregon. Drive your potential commute, visit the area at different times of day, and think about what you want your everyday routine to look like.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Look Beyond the Listing Price<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Finding a home within your price range is important, but I don&#8217;t want buyers making decisions based on the listing price alone.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Two homes with the same purchase price can have different monthly payments.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Your total housing expense can be affected by:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Property taxes<\/li>\n\n\n\n<li>Homeowners insurance<\/li>\n\n\n\n<li>Your down payment<\/li>\n\n\n\n<li>Interest rate<\/li>\n\n\n\n<li>Mortgage insurance, when applicable<\/li>\n\n\n\n<li>HOA fees, if applicable<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">That&#8217;s why getting pre-approved early can be so valuable. We can look at actual numbers and determine a monthly payment range you&#8217;re comfortable with before you fall in love with a particular home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>You May Have More Financing Options Than You Think<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Depending on your qualifications, conventional, FHA, VA, and other mortgage programs may be available.
